Buying a home

Buy your first home with your eyes wide open.

The rules for buying a home changed in 2024, and North Carolina has its own way of doing things. I'll walk you through every step, in plain English, before you sign anything.

What's different about buying in NC in 2026?

  • A written buyer agreement comes first. Since the NAR settlement practice changes took effect on August 17, 2024, you'll sign a written agreement with your agent before touring homes together. It spells out the services and how your agent is paid. Fees are not set by law and are fully negotiable.
  • Due diligence is your window. NC's standard Offer to Purchase and Contract (Form 2-T) gives you a negotiated due diligence period to inspect, appraise, review HOA documents and confirm financing. You can terminate for any reason before it ends, in writing.
  • Two kinds of money up front. The due diligence fee goes straight to the seller and is generally nonrefundable (it's credited to you at closing). Earnest money is held in escrow and refunded if you terminate on time.
  • Attorneys close here. North Carolina closings are handled by a real estate attorney.

General information, not legal advice. I'll walk you through your actual contract.

My buying process, step by step

  1. Free buyer consult. Your goals, budget, timeline and must-haves, plus how I work and how I'm paid, in writing.
  2. Pre-approval and program check. I'll connect you with lenders who regularly use NCHFA, FHA, VA, USDA and local programs. You always choose.
  3. Search and tour. Saved searches with instant alerts, in-person and live video tours, and commute test-drives at the times you'd actually drive.
  4. Offer strategy. We look at comparable sales, the due diligence fee, earnest money and timelines that fit your life.
  5. Due diligence. Home inspection, wood-destroying insect report, appraisal, survey, HOA review, and well/septic checks where they apply.
  6. Clear the loan. Keep your credit and job steady, and answer underwriting requests quickly.
  7. Final walk-through and closing. With your closing attorney, then keys in hand.

Status check, October 2026: NCHFA's former mortgage credit certificate (NC Home Advantage Tax Credit) is no longer active. I didn't find a Town of Cary or Johnston County buyer-assistance program open to individual buyers; buyers there can still use the statewide NCHFA options.

New construction or resale?

New construction

  • Modern layouts, energy efficiency and a builder warranty
  • Choose your finishes; builder incentives are often tied to the builder's preferred lender
  • Watch for slipping timelines, lot premiums, upgrade costs and HOA rules
  • Still inspect: pre-drywall, final and an 11-month warranty inspection

Resale

  • Established trees and landscaping, often larger lots
  • More room to negotiate on price and repairs
  • Move in sooner
  • Older systems (roof, HVAC, water heater) may need replacing

Bring your own agent to the model home. The builder's sales consultant works for the builder. Many builders require your agent to register you at your first visit, so call me before you walk in.
