I've worn the uniform. Let's make buying fit your shifts.

As a former NYPD officer, I know what it's like when showings get squeezed between night shifts and court dates. Here's what's real, what's proposed, and how I make the process work around your rotation.

Verified financing programs (October 2026)

Every program below was checked on its official site in October 2026. Most run through participating lenders and have income, price or credit limits.

ProgramWhat it offersKey eligibility (summary)
NC Home Advantage Mortgage™Down payment assistance up to 3% of the loan amountIncome up to $158,000; credit 640+; participating lender
NC 1st Home Advantage$15,000 down payment assistance (0% deferred, forgiven over years 11–15)First-time buyers, military veterans, or targeted census tracts
Community Partners Loan PoolUp to 25% of the price, capped at $50,000Income at or below 80% of area median; counseling; contact a member before you sign
HUD Good Neighbor Next Door50% off the list price of eligible HUD homes in revitalization areas; $100 down with FHAFull-time law enforcement, firefighters, EMTs and Pre-K–12 teachers; 36-month occupancy; listings are limited

USDA guaranteed loan100% financingEligible addresses only; income limits
FHA loan3.5% down with a 580+ credit scoreMortgage insurance applies

Proposed, not law: You may see headlines about an NC “Homes for Heroes” bill, Senate Bill 789. As of October 2026 it was filed but still in committee, so no state “Homes for Heroes” program exists yet. NCHFA's former mortgage credit certificate is also no longer active.

Local programs

These aren't first-responder programs, but many public servants qualify. Funding comes in rounds.

ProgramWhere / whoHighlights
City of Raleigh Homebuyer AssistanceInside Raleigh city limits0% deferred loan up to $45,000, or up to $60,000 in the Enhanced program
Wake County Affordable Homeownership (DHIC)Wake towns outside Raleigh and CaryForgivable assistance up to $50,000
City of Durham Down Payment AssistanceInside Durham city limitsUp to $80,000 while funds last
Town of Chapel Hill Employee HousingTown employees only (can include police and fire)Up to $12,500 inside town limits; $7,500 within 5 miles

I didn't find a Town of Cary or Johnston County buyer-assistance program open to individual buyers as of October 2026. Credit unions such as State Employees' Credit Union (SECU) and Civic Federal Credit Union serve many public employees; I'm not endorsing any lender, so compare Loan Estimates from two or three.

"Hero" rebates: what they are

Private networks like Homes for Heroes are marketing and referral programs, not government or loan programs. Savings usually come from the agent sharing part of the commission (Homes for Heroes describes an amount equal to 0.7% of the price, sent after closing). They don't change your rate, your approval or your eligibility for the public programs above.

My honest take: compare the whole picture: rate, lender fees, assistance you qualify for and the quality of your representation. On a 30-year loan, a small rate difference can outweigh a one-time rebate.

What's different for you

  • Test the commute at your real shift-change times (6 a.m., 2 p.m., 10 p.m.), and confirm any residency or response-time rules with your agency.
  • Lenders generally want a two-year history of overtime; bring W-2s and pay stubs showing year-to-date overtime.
  • Read HOA covenants for take-home vehicle, parking, fencing and shed rules.
  • Look for a garage or secure gear storage and a bedroom that works for day sleep.
  • Privacy: NC deeds and tax records are generally public. G.S. 153A-98 and 160A-168 protect a sworn officer's residence information in county and city personnel records. Ask your register of deeds about procedures and talk with your closing attorney about how you'll take title.
