Living in Raleigh, NC in 2026: What to Know Before You Move

When I moved from New York to North Carolina, I had a hundred browser tabs open and a hundred questions. What does a house actually cost? How do taxes work here? How bad is the commute? This is the post I wish I'd had: a straight, sourced look at living in Raleigh in 2026.
Quick note before we dive in: I describe areas by their features, like commute, home styles, amenities and cost. I won't tell you who a neighborhood is "for." That's fair housing law, and honestly, you're the only one who can decide what feels like home.
How much does a home cost in Raleigh in 2026?
Raleigh's typical home value was about $425,000 in September 2026, and the Wake County median sale price was $465,000.
Those two numbers measure different things. Zillow's Home Value Index estimates the typical value of all homes in the city, while the Triangle MLS figure is the median price of homes that actually sold in Wake County that month. Redfin put Raleigh's median sale price at roughly $415,000 for the three months ending in September 2026.
| Measure (September 2026) | Figure |
|---|---|
| Raleigh typical home value (Zillow ZHVI) | ≈ $425,000 |
| Wake County median sale price (Triangle MLS) | $465,000 (no change year over year) |
| Wake County average days on market | 52 |
| Wake County months of inventory | 4.0 |
| Wake County average sale-to-list price | 98.5% |
What I'm seeing in that data: buyers have more choices than they did a few years ago, and homes are taking a little longer to sell. That's useful leverage for buyers, and it's why pricing and presentation matter so much for sellers. You'll find historic bungalows and Craftsman homes near downtown, mid-century ranches inside and just outside the I-440 Beltline, larger two-story homes in North Raleigh, and plenty of townhomes and downtown condos.
What are property taxes in Raleigh?
Inside Raleigh city limits, you pay Wake County's rate ($0.5371 per $100 of assessed value) plus the City of Raleigh's rate ($0.3720), for a combined $0.9091 per $100.
Wake County's own guidance uses this example: a home assessed at $450,000 inside Raleigh pays about $4,091 a year, plus a small solid-waste fee. Outside city limits, you'd pay a fire district rate instead of the city rate. Wake's next countywide reappraisal is scheduled for 2027, so assessed values (and rates) can shift.
What about income and sales tax?
North Carolina has a flat 3.99% individual income tax for tax year 2026, down from 4.25% in 2025. The combined sales tax in Wake County is 7.25%, and qualifying groceries are taxed at a lower local-only rate. If you're coming from New York or New Jersey, run your full numbers with a tax professional. Many movers find the overall picture looks different here, but every household is different.
How long is the commute from Raleigh to RTP?
Downtown Raleigh to Research Triangle Park is about 27 minutes with no traffic, mostly via I-40.
Research Triangle Park covers about 7,000 acres with more than 385 companies and 55,000+ employees, according to the Research Triangle Foundation. Rush hour is a different story than those free-flow estimates: I-40 between Raleigh and RTP and the I-440 Beltline are the usual slow spots. My tip: before you fall in love with a house, drive the commute at 7:45 a.m. and 5:15 p.m. on a weekday. If you're still out of state, I'll do it for you on video.
Can you get around without a car?
Raleigh is mostly a driving city, but there are options. GoRaleigh city buses cost $1.25, GoTriangle regional buses linking Raleigh, Durham, Chapel Hill, RTP and RDU cost $2.50, and Amtrak stops in Raleigh. For travel, Raleigh-Durham International (RDU) served a record 15.6 million passengers in 2025 with 80 nonstop destinations.
What's the weather like in Raleigh?
Raleigh has four real seasons that are milder than up north: average January highs near 52°F and July highs near 91°F.
| Month | Avg. high | Avg. low |
|---|---|---|
| January | 51.9°F | 31.8°F |
| April | 72.7°F | 48.9°F |
| July | 90.8°F | 70.2°F |
| October | 73.0°F | 50.3°F |
Annual averages are about 46 inches of precipitation and 5.2 inches of snow. Summers are hot and humid, and a little snow or ice goes a long way here. Hurricane remnants and strong storms do reach the region, so ask about flood zones and insurance on every home you consider.
What is there to do in Raleigh?
Plenty, and a lot of it is free: 117+ miles of greenway trails, the 308-acre Dix Park, the NC Museum of Art's 164-acre Museum Park, and free state museums downtown.
The City of Raleigh reports more than 117 miles of Capital Area Greenway trails, including the 27.5-mile Neuse River Trail. Pullen Park, founded in 1887, is the first public park in North Carolina. Add NC State and ACC sports, the Carolina Hurricanes at Lenovo Center, the N.C. State Fair every October and a strong food and brewery scene. I wrote a whole post on things to do in Raleigh and Johnston County if you want the full list.
How do schools work in Raleigh?
Raleigh is part of the Wake County Public School System, and your assignment comes from your exact address, not the ZIP code.
I don't rank or recommend schools. Use the WCPSS assignment lookup for any specific address, check whether a school is capped or on a year-round calendar, and look up official data on the NC DPI School Report Cards. Assignments can change as new schools open, so confirm with the district before you buy.
What should I do in my first 60 days in Raleigh?
Get your NC driver license within 60 days of becoming a resident, then title and register your car with NC insurance.
- Wake County is one of the counties where emissions inspections apply when you renew your registration.
- Set up utilities by address: most of Raleigh is served by Duke Energy and Raleigh Water, and natural gas (Enbridge Gas North Carolina) is available on many streets.
- Register to vote. The regular deadline is 25 days before an election, and NC requires photo ID.
- Change your withholding to NC (Form NC-4) and watch for your first county tax bill, which usually comes in summer.
